Facility Management
Facility Management is a strategic management and analytic operations system for services for buildings, persons and space. Of these, activities in favour of facilities are given priority: from building and plant maintenance to power management; from administration to spatial services.

 

Facility Management is increasingly taking on a full-service configuration, as a set of integrated services aimed primarily at managing and operating urban and building facilities.

The market in Italy is estimated at more than 35 billion € / year according to CRESME data for the public and private sectors. The market is growing in line with the increasing demand for global service, the innovative integrated results-based services contracting system which has been adopted over recent years especially by public sector customers for govern their building and urban assets.

In this context, Yuppies Services proposes the following service lines:

Schematically, the Yuppies approach generally consists of four phases

  • definition of an “ID card” for the building:
    - architectonic and infrastructure stocktaking and measurement;
    - building assets technical/documentation due diligence;
    - qualification and definition of work spaces;
    - power analysis of technological systems;
    - evaluation of residential and other fixed assets;
    - evaluation of the condition (maintenance and conservation) of buildings and infrastructure;
    - verification of observance of environmental, fire and safety regulations;

YAC (Yuppies Automazione Censimenti - Yuppies Stocktaking Automation)
Yac is an advanced facilities management tool currently in use over 2 million sqm of facilities for top-level customers to govern their facilities databases (elements subject to potential risk, maintenance plans, documentation, etc.);
it has the following objectives:
-    to identify the key elements to be controlled within the building system;
-    safety management;
-    efficient, more harmonious asset management;
-    information sharing;
-    univocal view of fixed assets;
YAC is a proprietary web-oriented tool capable of exporting the operative, organisational and control image which Yuppies Services has created over time

  • Facility Management Representative

In some cases, especially for complicated projects, Yuppies Services designates an FMR, a unique customer contact for all services; he is responsible for the total quality of services and pays special attention to the security and non-disclosure of the customer’s informational assets.

  • Property Management

Property Management activities are oriented to maximising the profitability of the customer’s fixed assets, increasing the value of his property and providing technical support in acquiring and selling of property.

Yuppies Services intervenes in the customer’s property cycle via an organic process aimed at supporting the most effective value creation strategies; their effectiveness is guaranteed by a process which involves industry professionals with a wide range of skills and know-how;

these activities cover:

  • Due Diligence (stocktaking, mapping, verification of the municipal register, environmental, technical, legal and contractual aspects, etc.)
  • routine administration (control of takings, deadlines, etc.)
  • implementation of value addition activities
  • debt management, if required
  • management and implementation of routine and occasional maintenance and value addition
